New Eastern Villages

New Eastern Villages (NEV) is among the largest and most important urban regeneration developments in the UK. Located to the east of Swindon, it sits in the Wiltshire countryside between the North Wessex Downs and the Cotswolds.

Identified in Swindon's strategic growth area within the adopted Swindon Borough Local Plan, NEV will comprise 8,000 to 12,000 homes, a new district centre, 40 hectares of employment land and associated health, retail, education and leisure facilities. Capital Land is in control of approximately a third of the New Eastern Villages development.

Capital Land will be delivering a minimum of 2,000 homes along with a primary and secondary school within the development. There will be a selection of 2, 3, 4 and 5 bedroom homes, each designed to the context of the local area and today's lifestyle.

The scheme is being brought forward in phases, unlocked by major new infrastructure. The upgraded White Hart junction, delivered through a £30m improvement scheme, connects the New Eastern Villages to the town and the A419. Further transport measures include a park and ride facility, an extensive cycle and rights of way network, and improved public transport connections into Swindon and the strategic road network.

In January 2021, Capital Land completed the purchase of a 212-acre site at the New Eastern Villages, a significant step in the delivery of the wider scheme.
